Here Are 6 Reasons To Certainly Not Do It On Your Own and Use A Professional Real Estate Representative

author Posted by: admin on date May 28th, 2009 | filed Filed under: Uncategorized

Many people will suggest that’s is easy and popular to sell your home on your own. And the lure of saving a few thousand dollars definitely is attractive. Be careful going after that easy money; it’s rarely easy.

Selling a home is not a trivial task and can be expensive if you make mistakes.

Real estate agents earn their money and it’s due to their knowledge and experience that they get paid. There is real value in what they do and the knowledge they bring to the table.

I have compiled our version of the 6 best reasons to contract with a real estate agent to sell your house:

1) Price:
In in the majority of seller surveys, the biggest For Sale By Owner (or FSBOs as they’re called) concern is determining the selling price. Expect a long time on the market if you list it at a high price. Too low, you don’t get your home’s true value. Just right, you sell your home for the best price in the shortest time.

2) Price:
Agents can create CMA’s (Comparative Market Analysis) for your home thru the special tools and software they have access to. A definite competative advantage over the do-it-yourselfer. These tools and expertise allow agents to get that magic mix of the best price in the shortest amount of time when selling your home. That is what they do.

3) Price:
Can You Really Afford To Wait?: About 12% per year (or 1% per month) is the average cost to carry a home between listing and sale. Realtors can earn a huge part of their commision just by saving you that 1% each month. They have the expertise to tget that right balance of price to get your home sold quickly.

4) Marketing:
Real Estate Agencies have access to the MLS (Multiple Listing Service) which sends out all current listings to all the trained and State licensed Real Estate Agencies in the Charlotte area. Let’s look at this realistically. This is what they do. In most places it is hard or expensive fora non-agent to access the MLS. (Close to Lake Norman, “MLS Only” Companies frequently cost somewhere between $295 and $995, but easily you could pay more.)

5) Marketing:
Who Knows WHo is Looking Better than a Realtors? Real Estate Agencies know who is looking and who to contact. They handle about 90% of all home sales so they already know and don’t have to start from scratch. Wouldn’t you want to be able to contact the top 20-30 Real Estate Agencies in your area quickly? Agents can do this in minutes since they already contact them frequently.

6) Marketing:
I don’t think you could build an effective arguement aginst the idea that Real Estate Agencies know the right advertising places. With over 75% of home buyers starting their search for a home on the Internet (and almost 60% using the Internet at some time in their home search), do you plan to effectively advertise your home on the Internet and push it out to Google Base, Zillow.com and all the other Search Engines? How will your Real Estate Agency advertise? Will they use signs? Flyers? The ‘Net?

Don’t think of selling your home on your own unless you’re completely confident you can handle these items. Real Estate Agencies can make the difference and save you a lot if you can’t.

Air Conditioner Inspection & Basic Maintenance

author Posted by: admin on date May 28th, 2009 | filed Filed under: Uncategorized

It would be irrational not to try and get as much life out of your air conditioner as possible. Air conditioners can be costly to repair, replace, and operate. Keeping them well-maintained is a necessity. Take care of them; they will server you well for a long time if you do. No doubt thousands of dollars will be saved over your lifetime by doing these simple steps.

This article provided courtesy of ServiceFinders.Net. An Internet directory like no other with full service HVAC contractors for air conditioner service or heat pump install Chester.

We all know that air conditioning units have it difficult. They work hard when they work and they can be subject to harsh conditions. You can combat the effects of misuse and abuse with good annual maintenance. Do it every year and don’t cut corners. If you want the best performance from your uinit, be sure to keep up on that regular maintenance schedule.

While trying to keep your air conditioner in tip top condition, there are a couple of tips that you will want to follow. They are as follows:

  • Inspect the outside of the unit
Make sure the air conditioner condenser is not covered. Air needs to circulate freely into the condenser for the unit to cool your home. Be sure to remove things that you’ve stored around the unit temporarily like bags of leaves, lawn furniture, etc.
  • Don’t wait for the last minute
Test your air conditioner well before you really need it. Run it a bit and make sure it workes well before the summer months. Theres nothing worse than finding that your air conditioner isnt functioning properly on the sweltering days of summer. You will be glad you checked earlier if you find any problems and you won’t have to wait in line (like you may if you wait until the busy summer season).
  • Don’t neglect filters
Don’t overlook the simple air filter. It is very important to replace them on a regular basis. Dirty, clogged filters seriously degrade performance by blocking air flow. You want a simple way to save money both on operating and repair costs? Change that filter regularly.
  • Inspect hoses and connections
Inspect all hoses and connections for signs of damage or leaks twice a year at minimum. Just before you turn it on for the cooling season and just before you turn it off for the year is the best time to check for these. This can catch problems before they become too serious; sometimes too serious to be repaired and require replacement of your unit.
  • Have the ductwork cleaned by a professional every couple of years.
This is one of those maintenance issues that can remain “out-of-sight,out-of-mind”. But doing it can save you a lot of money on operating costs and significantly extend your unit’s useful life.
  • During the winter months, make sure that you keep the compressor covered.
One of the best ways to protect your outside compressor unit is with a cover for use during the off season to protect from winter conditions. At the same time you purchase your unit, check to see if they have a cover for it that you can purchase. This way you will always have a cover that fits your unit without hassle.

These simple steps will definitely help your air conditioner unit to perform more efficiently and help to extend the useful life. If you have any questions at all about air conditioner service Midlothian or heat pump Chesterfield, don’t hesitate to click any link in this article for help.

Shape Colleagues?

author Posted by: admin on date May 26th, 2009 | filed Filed under: Uncategorized

If you’ve been a trainer long enough, I’m sure you’ve run into a few personal trainers who don’t look the part at all. They have very little muscle tone (relatively speaking) and even less know-how and skills personal trainers need yet they have tons of clients? And industry-standard certifications and qualifications are rare and/or non-existent? They perhaps are “marginal” at best even if they have them? If you’re a fitness trainer, it’s difficult to think you haven’t met anyone like that. Why do people trust these trainers who are out of shape and non certified personal trainers?

Provided by ATrainerOnTheRoad.Com, this article shows you some ways to find a new fitness trainer. Check them for any trainer related issues like, find a fitness facility or a trainer client management

How about you? What do your reflection look like? You are a perfect specimen of a human with well defined muscles (in just the right spots) and an ideal ratio of body fat. Anyone in the gym can see it clearly. Also, you are a graduate of several renowned fitness personal training institutions with a string of recognized certifications. Nevertheless, the out-of-shape trainers seem to have far more clients and are far busier than you. What are they doing that you’re not?

It’s not an earth-shattering answer and you probably know it already: marketing. They do it and you don’t. Or they do it better perhaps. You see, even if you have wonderful products and services but nobody knows about it or is convinced enough to buy them, then you will have zero sales. That is a fact of the business world. The same principle is also applicable to your personal training business.

Companies spend boatloads of money on advertising their products and services. They know it will be a great ROI in the sense it will bring in many new customers and more revenue than what they spent. We are not at all suggestiong you rush out and spend money on advertising. On the contrary. But we do suggest you build a knowledge of marketing yourself and then apply that knowledge to gain new clients.

Any person that could be a prospective client doesn’t know you or anything about you if you haven’t told them. How are they to know what you can help them with and how qualified you are to get them to their health and fitness goals? Regardless of the quality of your certifications, that fat guy looking for help isn’t going to know the difference between yours and someone else’s so don’t rely on your qualifications to get new clients. So how are you going to get that fat prospective client to conclude that you are right personal trainer that they are looking for?

Get the know-how from people that know. Search everywhere you can think of for advice on marketing and self promotion. Start with stuff written for the insurance, real estate, or nework marketing professionals. (Yes, network marketers sometimes have better ideas than just SPAM.)

Provisions in Your Estate Plan Are Vital for Owners of Gun Collections

author Posted by: admin on date May 26th, 2009 | filed Filed under: Uncategorized

If you own guns, you have special considerations and provisions you need to work through when estate planning. This is not the time to be paranoid. Make sure you reveal the location of all your guns in your collection to be included in the planning documentation or will.

Rock Island Auction Company for gun collectors and gun consignments.

Make very sure your executor has access to full instructions on the execution of your wishes. For both of these reasons your family should be well informed regarding your collection.

First, if you don’t inform them, there’s a chance they will damage or decrease the value of your collection. Second, you do not want them to violate the law.

Do not underestimate what some collector guns can be worth. If your family and executor are nor properly educated they can be defrauded out of a valuable asset by being panicked into giving up your guns.

Since the executor of your estate needs to immediately secure the firearms should something happen to you, they need to know exactly the details of the guns in the estate. Before anything happens, be sure to show your executor exactly where your firearms are stored and where any keys are kept. If you live alone, the executor should remove the guns from your home on your death. Leaving them in an unoccupied home is not a good idea. Thieves read the obituary column.

Be sure your family gets that top value for your antique guns and gun consignments. The family might think they have done well to sell one gun for $50 not realizing that the gun was worth $50,000. Since some gun dealers are not very honest, try to leave an estimate of value. Some will try offer a small amount of money for the best items in a collection an leave the rest.

MO asked:

I am looking for a personal trainer in Houston/Spring, TX. I am a member of LA Fitness and want a trainer that can meet me there and show me what to do. LA Fitness has their own Personal Training staff, but it seems like the training they do is very standard and not structured around each person’s goals. The trainers also look like they have not been doing it very long…none I have seen have a body like I want to work for!!

Where can I look for a personal trainer in Houston?

Can a trainer go to my gym with me?

I have to have the childcare during my workout which is why I am opposed to going to a training studio. Plus, I want to know what to do on the equipment in the gym I am a member of.

Thanks!
